Inspectors Don’t Check Everything — And That’s Okay

A home inspection is a powerful tool. It can reveal hidden concerns, protect you from costly surprises, and give you real clarity before a big decision. But it’s not a guarantee, and it’s not all-seeing. One of the most important things we can do as inspectors is set clear expectations.

Let’s talk about what we don’t inspect—and why that doesn’t make your inspection any less valuable.

A Home Inspection Is Visual, Not Invasive

A professional home inspection is a non-invasive, visual assessment of the home’s accessible systems and components. That means:

  • We don’t cut open drywall or remove flooring.
  • We don’t move heavy furniture or appliances.
  • We don’t test every outlet, run every faucet for 10 minutes, or open up every single valve.
  • We don’t dismantle HVAC units or open sealed electrical panels.

We inspect what we can see, safely access, and evaluate without causing damage to the property.

What’s Typically Not Included

Here are a few things outside the standard scope of a home inspection:

  • Septic systems and private wells
  • Underground pipes or sewer lines (unless a sewer scope is ordered)
  • Swimming pools or spas (unless specifically requested)
  • Environmental hazards like lead paint, asbestos, or mold (we’ll point out red flags but testing requires specialists)
  • Appliance performance tests
  • Cosmetic issues like worn paint, scratches, or aging fixtures

Why That’s Not a Flaw—it’s a Feature

Think of your inspection like a well-trained generalist giving your home a physical exam. If something looks or sounds off, we flag it—and guide you to a specialist if needed.

Trying to “check everything” would require dismantling parts of your home, and we’d risk causing the very damage we’re trying to help you avoid. That’s why we follow the InterNACHI Standards of Practice, which define a reliable, repeatable scope of what inspectors should and shouldn’t do.
